When do façade repairs need a Professional Engineer?

Answer

Where the defects or repairs involve structural elements, the CP is advised to engage a civil or structural PE if the CP is not one, and structural plan approval and a permit to commence works must be obtained where applicable. BCA also expects repairs to be supervised by a PE: the CP if the CP is a PE, otherwise a PE appointed by the owner.

The fuller picture

After BCA accepts a PFI report, the owner must carry out the Competent Person's recommended repairs within the period BCA specifies. Make unsafe areas safe first, then repair by defect type: sealant, cladding, glazing, spalling concrete, corroded fixings, hollow tiles or windows. Structural repairs need plan approval, a permit and PE supervision; completion is certified with photos.
