What happens if BCA finds my bracket unsafe?
BCA can serve a notice to maintain on the person responsible. It can require the owner to stop using the feature, appoint someone to inspect it, and carry out repairs within a set time. Failing to comply without reasonable excuse can lead to a fine of up to S$20,000, 12 months' jail, or both, plus S$250 a day for a continuing failure. If the owner still does not act, BCA may do the work and recover the cost, with interest, as a charge on the property.

The fuller picture
In Singapore, the person responsible for an exterior feature, such as an air-con bracket, sunshade or planter, must keep it securely fixed so it cannot fall. Since 1 October 2025, failing to do so can bring a fine of up to S$20,000, 12 months' jail, or both. External air-con units must sit on a stainless steel bracket or a concrete ledge, installed by a BCA-trained installer.
