What happens if the CP finds an unsafe façade?
The CP classifies each façade type as Safe, Require Repair or Unsafe. For Unsafe or Require Repair items, the CP must recommend immediate measures so the façade does not endanger anyone, such as cordoning off the area, erecting protective hoarding and removing loose or dangling elements at once. BCA guidance also expects the CP to report unsafe conditions to the Commissioner of Building Control and the owner immediately.

The fuller picture
Since 1 January 2022, BCA can require owners of buildings taller than 13 m and more than 20 years old to have the façade inspected every seven years. On receiving a notice, the owner must appoint a Competent Person (a PE or Registered Architect with the Certificate in Façade Inspection) within two months, submit the report by the notice deadline and complete the recommended repairs.
